Abstract

Despite the recent growth of domestic migration across the United States, a limited range of literature investigates its effect on other economic factors. This paper examines the impact of domestic population flows on the housing market, an important foundation of the U.S. economy. I measure the elasticity of this relationship through housing indices and find that an increase in domestic migration is associated with rising home prices. Using MSA-level data, I also develop a more granular framework for investigating internal flows by decomposing its effects into intrastate and interstate flows. I find that migrants moving in-state versus out-of-state might harbor different motivations that are reflected by the size of their effect elasticities on home prices. These demographic characteristics could be further contingent on the specifications of the inbound destination.
