Abstract

This study examines whether the rent-price ratio predicts future rental growth and housing price growth in metropolitan areas using time fixed-effects panel regression models. Analyzing county-level 1- year American Community Survey Census data, this study finds evidence that the rent-price ratio helps predict changes in real house prices over four-year periods, but that the rent-price ratio does not hold predictive power over changes in real rents over the same period. The results add to a body of work that acknowledges the rent-price ratio as a potential predictor of changes in real rents and housing prices, given available price and rental data.
